Do I need a reference?

We will carry out a reference check on all tenants.

Is the flat insured?

Tenants are responsible for insurining their own possessions while living in the property.

Can I keep a pet?

Generally no pets are allowed in the properties. Some landlords allow pets but may require additional cleaning to be paid for.

Is the garden my responsibility in a flat?

Yes if you are the ground floor property, the landlord should provide you with gardening equipment.

What happens if I need to move out early?

You are responsible for your lease until the end of your tenancy. If something happens and you require to move out, please call the office immediately and we will offer advice on what to do next.

How much will my utility bills be?

It’s a difficult question to answer because different tenants may use more or less energy. Also, because the tenants settle the bills themselves, we are often not sure how much their fuel costs. If you do not receive a utility bill within 4 weeks of moving in please contact your suppliers immediately, do not wait.

What do I need to know before renting?

Prior to looking for a property to rent you should consider:

  • The minimum number and size of bedrooms.
  • Location - close to work, access to bus routes/train stations/main roads, school catchments.
  • Rental budget including Council Tax and utility bills. Competition is always greatest for properties at the lowest prices.
  • Move in date.
  • Furnished or unfurnished.
  • Parking.
  • Is the property suitable for children.
